Chateau in Blanzac Porcheresse

Chateau in Blanzac Porcheresse

Exquisite 15th Century Logis and Equestrian Estate near Cognac. A registered historical monument (ISMH), the property was completely renovated in 2007 with new plumbing, electrics and roofs, as a family home with 4 guest suites in the outbuildings surrounding the splendid courtyard.

Well positioned in the Cognac region, 20 minutes from the Angouleme TGV station and 90 minutes to Bordeaux Airport by car, and less than 2 hours to Paris by train. The property has been featured in many of the world’s finest interior design magazines and several celebrated European television programs.

The Estate includes: Main house of 320m2; Caretaker’s cottage of 88 m2, Guest room wing of 100m2; separate reception room of 113 m2; stone farm and barn to-restore.

Away from the intrusions of everyday life, this unique fortified manor is surrounded by cognac vineyards through which a white track leads you to a haven of elegance and comfort. For over 300 years the property was home to the de Lâge family, several of whom, over the generations, were advisors to Kings of France, including Louis XIII.

Today the property is a warm and graceful home where friends and family are generously received. The architecture is a blend of Medieval and Renaissance craftsmanship and details; the interiors and comfort-level are completely modern. The configuration includes a Manor house with two large Master bedrooms, each with ensuite feature bathrooms. There are three independent guest suites each with ensuite bath, and a caretaker’s cottage with bedroom, salon, equipped kitchen and two bathrooms

This extraordinary historical monument has been exceptionally restored. Grand, automated oak doors open into the completely walled-in property. Once inside, the main house sits back and faces south over a picturesque valley filled with trees and wildlife. Within the courtyard space are white hydrangeas, iron-forged details and stone walls which frame a manicured lawn. Every detail has been tastefully and meticulously thought-through.

LOGIS
The Main House The entrance hall (off which is a generous guest WC) leads to a charming salon with a unique stone fireplace. The windows overlook a manicured lawn and valley beyond. The small salon leads onto the property’s historical reception and kitchen, with original terra-cotta tile floors. Featuring original stone sink and large stone fireplace. Double French doors open to the terrace and view below. Beyond this room is a well-planned American-style kitchen and features a La Cornue stove with hood. The oven is Gaggenau electric. Two Miele dishwashers, a wine-cooler and large GE refrigerator/freezer with ice-make and a walk-in larder. From the kitchen are double French doors which lead onto the dining terrace.

From the ground floor of the main house is the oldest architectural element within the courtyard, a stone spiral staircase dating to the late 14th C. Above the stairs sit two bedrooms and 3 full baths. The 56 m2 master bedroom with large stone chimney offers both north and south views and boasts a mezzanine area ideal for a private library or office. Beyond is the master bath decorated in the region’s apparent stone, wood, and brass fixtures. The room has ample closet space. A second bath for this room is off the mezzanine space.

The home’s principal guest room is light and spacious and has views facing south. A full bath with separate shower, this room has generous closet and storage space, too.

The three further guest suites are located on the east side of the courtyard, in the former stables.

Important features to note: new roofs, electricity and plumbing are found throughout the property. All windows and doors (both interior and exterior) have been reconstructed in oak and have been limed to replicate historical patinas. Exterior electrical lines have been discreetly buried; dimmer lighting installed throughout; Satellite television and broadband ADSL are also available throughout the property. Electrical sockets in the kitchen are both 220v and 110v to receive European and American appliances.

RECEPTION ROOM
Professionally equipped with large bar and catering facilities, this building is atmospheric in its restoration and features the soft Charentaise stone work. Ideal for large-scale entertainment, this heated or air-conditioned space also serves today for corporate receptions and conferences. This space, along with the Barn, is perfect for wedding venues and a number are booked for 2014 and already for 2015.

STABLES
Three horse boxes and heated tack room with hay loft were completely modernised in the 2007 renovation and provide excellent equestrian opportunities. The boxes have direct access to 1.5 hectares of grazing space and a 40m X 20m arena with ‘sable lapin,’ ideal for dressage and jumping.

GARAGE
The two-car garage with automatic oak doors, oil tank, and central heating boiler were installed in 2007. Adjacent to the garage is a fully equipped laundry room with two each washers and dryers, and with ample storage space.

FARM
Beyond the court- yard is a farmhouse awaiting restoration and where electrical, water, and septic systems (4000 litre capacity) have already been installed. Having an ancient footprint and within a beautiful situation, the house overlooks a duck pond and field where today sheep graze. Yet again beyond the farm is a former barn also ready for restoration.

GROUNDS
The land is laid mainly to pasture, enclosed by local dry stone walls with some post and rail fencing. A heated pool measuring 10m X 5m is 100 meters from the main house, a distance governed by the property’s historical importance. The pool faces south and has a stone terrace with a stone wall and evergreen hedge for privacy. The land is flat and has ample space for a helipad.
